Today, Connestee Falls is a mature master-planned community with more than 1,400 homes, either seasonal or year-round, and approximately 200 unimproved lots that are available for purchase for those who wish to build a custom home. Amenities are bundled and the community is fiscally viable, historically employing sound management and prudent financial practices that preserve value.
Connestee Falls was first envisioned as a master planned gated community in 1971 by Realtec, Inc. The company assembled almost 4,000 acres near the Western North Carolina mountain town of Brevard in Transylvania County. From the outset, Realtec was intent on developing a first-class community with four lakes, an exceptional package of amenities and a deep respect for the land and its beautiful natural resources.
The master plan included a championship golf course designed by architect George Cobb, a clubhouse with dining facilities, a swimming pool and other amenities. Over 50 miles of private roads were designed as part of the intensive engineering plan for the community.
The plan intentionally did not include land for retail or commercial uses. The developers felt it was important to keep Connestee Falls as a pure residential and recreational community. Brevard already had many modern conveniences, and with the popularity of the town growing, they were confident residents would appreciate having the best of both worlds – a wonderful mountain town just eight miles away and a home surrounded by extraordinary natural beauty.
After several years of initial sales success, and the formation of the Connestee Falls Property Owners Association (CFPOA,) the developer turned over the community and all its assets to the Association. The community continued to thrive and grow over the years as more property owners built and occupied homes.
The CFPOA also evolved into a well-managed board structure with residents taking active roles in the governance of their community and operations of its amenities and assets. The community continues to embrace that early vision and has expanded on it with a set of core values and a strategic plan that guide the residents in their stewardship of the land.
